Project location
The project is located on Council owned land at Laffing Waters. The infrastructure works will be carried out on Lot 231 DP 1177478, 151 Laffing Waters Lane, Laffing Waters.

The surface disturbance area of all proposed works, as listed below, is 160 hectares.
Proposed works
The proposed works are as listed below:
Bulk earthworks to facilitate the construction of new roadways and to assist in the provision of level building platforms for future residential subdivision.
Construction of a new 24.5 metre wide collector road, including the provision of eleven road junctions for future roadways.
Extensions to the existing Federation Drive and James Barnett Drive roadways.
Realignment of Laffing Waters Lane approximately 100-120 metres to the north-west of the existing road alignment.
Supply, installation, and commissioning of stormwater, subsoil, water, sewer, electrical, and telecommunication infrastructure.
What happens now?
Following lodgement of the Development Application, a 28-day exhibition period will be held from 4 August to 1 September 2025. The public is invited to make submissions during this time.
Any submission that you wish to make to Council must be in writing (including your name and address) and must be received by Council prior to 4.00pm on 1 September 2025.

Any submission that you make on this proposal may be included without alteration (including names and addresses) in reports that are available to the public, in Council business papers, on Council’s website and also made available to the applicant for comment during consideration of this development application.
Consideration
Any public submissions received will be considered as part of the assessment process. Once the exhibition period has concluded, Council staff will prepare an assessment report. The application will be formally assessed and determined by the Western Joint Regional Planning Panel.
